Facing growing concerns from their constituents about the financial performance of the $58 million Crossings at Carlsbad golf course, the City of Carlsbad selected Sunrise Golf over a strong field of regional and national consultants firms to provide a detailed operational assessment and physical property review. After conducting a thorough analysis of the competitive landscape, the market demographics, the financial performance, and the status of the physical asset, we prepared and delivered a comprehensive, transparent report on current performance along with detailed recommendations for improvement. While we did provide some short and long term capital recommendations, we found and shared a variety of fundamental tactical opportunities that if realized had the potential for substantial financial return. We also recommended a new revenue management approach that would better fit the competitive landscape while not undermining the complex pricing structure for residents.
