This well-known property had reached a maturation point and in order to stay relevant in the competitive landscape a capital investment was necessary. The question, however, was what level of investment was warranted and what could be expected in regards to a financial return. Because of the complexity of a multi-faceted assessment such as this the PGA Tour Properties asked Sunrise Golf to come in a provide an unbiased third-party analysis and recommendation. After reviewing the market and conducting extensive reviews of the property we created a three tiered matrix which tied together the narrative renovation assumptions with the financial elements of investment and return. In addition, we developed a recommendation to restructure the membership offerings in relation to each level of investment.
